The area
Four counties, two small towns and a lot of new houses.
Braselton spans four counties: Barrow, Gwinnett, Hall and Jackson. Hoschton sits right next door in Jackson County, and it has grown fast: Census Bureau estimates put it at about 8,600 people in 2025, up from 2,666 at the 2020 census. Growth along I-85 has brought one new neighborhood after another, including Cresswind Georgia at Twin Lakes, a 55+ community in Hoschton, and a growing number of townhomes.
Not everything is new, though. Château Élan’s gated neighborhoods in Braselton and the older homes in downtown Hoschton sit alongside the new builds. With this many new houses going up, it’s worth knowing the usual pair for a new build: a pre-drywall inspection, then a final inspection at the end.

New construction doesn’t mean good construction. In homes that were just built, I’ve found missing insulation, disconnected vents, reversed wiring and even roof leaks. Even good builders miss things, and I work only for you.
In a big subdivision, a townhome community or a 55+ neighborhood, I can inspect at three stages: before the drywall goes up, before you close and before your builder’s warranty (usually one year) runs out. The pre-drywall visit catches what the walls are about to hide; the final gives you an independent list before your walk-through.

Buying a resale
Buying a resale in Braselton or Hoschton.
Many homes here went up during the growth of the early 2000s, which puts them past 20 now. By that age, the roof, water heater or heating and cooling may have been replaced at least once, or may not have been. I’ll tell you what looks updated, what looks original and how it’s all holding up, so you can plan instead of being surprised.

Worth adding here, starting with radon.
In UGA Extension’s records, 43% of recorded radon tests from Jackson County homes came back at or above EPA’s action level of 4 pCi/L. With an older resale, a sewer scope is worth considering too, and mold testing if there’s a musty smell or a history of leaks.

Braselton & Hoschton questions.
The listing says Braselton, but the mailing address says Hoschton. Which is it?
It can be both. Town limits and postal areas don’t line up, so some Braselton homes have a Hoschton mailing address. It makes no difference for your inspection: I cover both, so just send me the listing.
The city or county already inspects new homes. Do I still need my own inspector?
Those inspections are part of the building-permit process, and I don’t inspect for code. I work only for you, look at how the house was put together and whether it works, and give you a written report with photos you can take to your builder.
We’re buying in a 55+ or townhome community. Anything different?
