Dahlonega & the mountains

Up in the mountains, it’s still me doing the inspection, and still a report within 24 hours.

Some of my work takes me up into the mountains, from Dahlonega and Helen to the lake homes around Hiawassee. Cabins and lake homes in the woods have a few things in common, and the same issues come up again and again:

  • Decks and railings that hang off a slope get a hands-on check: the posts, the visible connections and the railings.
  • Wood siding takes a beating from carpenter bees, and woodpeckers hunting them can tear it open, sometimes right through to the inside.
  • Roofs under heavy tree cover often have moss, damaged shingles or leaks, so I check them from above when it’s safe, along the eaves and from the attic.
  • A well or a septic system: many mountain homes have one or both, and each needs its own specialist evaluation, so ask the seller early.
