What to send me.

If your client can join me at the end, I walk them through what I found, in plain words.

Schedule online, text me or call. The online scheduler has fields for the buyer’s agent, so I have your details from the start. Send what you have:

  • the property address, year built and approximate square footage
  • basement, crawl space or slab, and whether the home is occupied or vacant
  • your client’s due-diligence deadline
  • any add-ons your client wants
  • the CBS code, gate codes and any other access details
  • the Seller’s Property Disclosure and any repair records

I confirm the date, time and price with you and your buyer. I use Supra eKey for lockbox access, your buyer signs the inspection agreement before the visit, and you and your client get a reminder text before the inspection.

From about February through July my calendar fills fastest, so send it over as soon as your client is under contract.

How I report

Honest, and in proportion.

I’m not here to kill deals, just to make sure my clients know exactly what they’re walking into.

I observe, I report, and when something needs a specialist, I say who should look next. I tell your client what’s serious, what’s typical for the age of the house and what’s simply maintenance. It isn’t pass/fail and it isn’t a code inspection. It’s a clear picture of the house.

I keep my language simple: plain enough for your client, and specific enough that a contractor knows exactly what I mean.

My client is whoever signs the inspection agreement, usually your buyer. When your client authorizes it, I share the report with you. If they ask me not to, I respect that. Want to talk through an authorized report? Call me, on your own or on a three-way call with your client.

On almost any purchase. EPA recommends testing every home, and the monitor needs at least 48 hours, so add it at booking, not at the end of due diligence.

Older homes, big trees near the line, or any history of backups. Public water doesn’t always mean public sewer, so ask which the house has.

Mold testing

A musty smell, a past leak or a disclosed mold history. Visible mold usually needs the moisture fixed and a cleanup, not a test; a test can answer a specific question when there is one.

Also available: termite letters (I do the termite inspection, and ProCare Pest Control issues the letter; not available everywhere I inspect, so ask first), pool and spa inspections, chimney camera inspections (not a Level 2 chimney inspection) and floor plans. I teach Decoding a Home Inspection Report, a free, three-hour, in-person class for Georgia real estate professionals. It’s approved by the Georgia Real Estate Commission for three CE hours, and I teach it as an InterNACHI-approved instructor. Who is your client, me or the buyer?

Whoever signs the inspection agreement, which is usually your buyer. I keep my client’s interests first, and I share the report with you when your client has authorized it.

I’m the listing agent. How will you treat my seller’s home?

With respect. It’s still their home: “no touchy touchy” with their belongings, and no moving furniture. I use Supra eKey, and I share findings only with my client and the people my client authorizes.

Where do you inspect?

Anywhere within about an hour and a half of Flowery Branch: from Woodstock across to Athens, from Blue Ridge and Hiawassee down to Dahlonega and Lake Lanier, and across metro Atlanta, including Alpharetta, Roswell, Marietta and Kennesaw.
